Sunriver Oregon has not seen the foreclosure rates that the rest of Central Oregon has.  There are some great deals to be found and there are a few foreclosures.  Most of the foreclosures in Sunriver today are in the Abbot House Condos. Many of the condos were purchased during a period of time when the Sunriver Mall was owned by Silverstar.  People felt that the concept of the mall would increase the value of these condos dramatically.  However, Silverstar fell and then these condos were just what they had always been.

The Abbot House Condos are a great place to spend time in Sunriver located right at the Mall makes them very convenient to the Mall, the South Pool and the Lodge.

One of my favorite spots in Central Oregon is Salt Creek Falls.  Salt Creek Falls is the second highest waterfall in Oregon.  Measuring 268 feet high and averaging 50,000 gallons of water a minute the site is spectacular.  Years ago to view the falls you had to park on the side of Highway 58 and hike to the observation point. Today, Salt Creek Falls is a rest stop and snow park with great paved parking, flushing potties and picnic areas.

This park was designed for all ages and abilities.  There are paved handicap paths with ramps to take to you to the top of the falls or more rugged paths with old stone and stairs.  As you come to the end of the improved area the trail to the bottom of the waterfall is still in place.

No matter what Central Oregon brings to you in the way of weather, Sun Mountain Fun Center in Bend, Oregon is always a hit for the entire family.  Today is day 3 of 365 Things to do in Central Oregon.  Today, I took 2 of my grandsons to Sun Mountain Fun Center.  Although they tend to like the ticket games, I found that there was something for everyone.

The facility is clean, family friendly and offers a lot of great activities, bowling, arcade, snack bar and more.  The arcade reminded me of the entrance to a casino and that made me wonder if kids get as excited to play as some adults do.  We found the staff to be fun, friendly and helpful.

I would certainly encourage you to visit Sun Mountain Fun Center, we will be back in the spring when the Go Carts run – as another great thing to do in Central Oregon.

Pizza is a sure hit with everyone when traveling, visiting, hanging out around the house or just about any occasion. La Pine, Oregon has a great new little pizza and place called The Pit Stop. The Pit Stop is located on HWY 97, so it is easy for those traveling to stop in.

Our family loves their pizza, but they offer more than pizza. The menu also includes, burgers, sandwiches, soup, salad, chili, wings, fries and more. Today is day one on a new venture, as a long time local I am often asked what are some of the must do and see things in Central Oregon. Remember the day when buying a home in Sunriver seemed impossible? Prices were soaring and multiple offers were the norm, times have changed. Today there are several choices of homes in Sunriver under $300,000 and many more under $400,000. Believe it or not, there are even a few in the very low $200,000 price range.

Although Sunriver, Caldera Springs and Crosswater have a few bank owned properties and short sales they are not as common as they are in the other areas of Central Oregon. Caldera has more land as bank owned and short sales, because the resort is fairly new and lots were purchased just as the market peaked. Many of the buyers during the beginning phases of this great resort purchased on speculation.

It seems that I am getting a lot of email inquires regarding the Abbot House Condos.  There are a few of these units that are currently bank owned and a couple that are still in Short Sale status.  One of the questions that seems to be asked time and time again is why are there so many of these units in trouble or going back to the bank?

There is a fairly easy explanation, there is nothing wrong with these units, the units that are currently in short sale or have gone to bank owned seem to be associated with the previous owner of the Village Mall.  Apparently, either investors or speculators thought that if they purchased enough of these units they could incorporate this complex with the mall expansion.  When SilverStar sold the mall before even starting the project, the real estate market fell these owners were caught between a rock and a hard place.  They had purchased the units with the intention of having a great investment.

A couple of these units when the bank took possession were damaged by the company hired to “secure” the property.  There are at least 2 units that have water damage, although they may be repaired by the bank which currently owns them, please be careful if you view these units.  Water damaged units can have weak floors, and mold.

Sunriver has seen a lot of great price reductions making room for buyers that had previously been priced out of the buyer’s market.  Today you will find pricing similar to 2005 on many of the homes in Sunriver and occasionally even lower.  Although Sunriver has not had nearly as many bank owned properties or short sales as other areas of Central Oregon there are a few (8 this morning).
