I Will Miss The Trout House

This morning I stumbled up a Bend Blogger, Hack Bend that gave me some very discouraging news, The Trout House is Closing. As I red what they wrote I had to say, I so agree with you.

Nothing against Hola, which is a great restaurant, but I liked the Trout House: it had an almost secretive, off-the-beaten-path feel to it.

I have not eaten at Hola, I have seen it when I have gone to the movies and it is appealing and all that. Mexican food is already available in Sunriver, and this is a riverfront / marina restaurant. I hope if this news is true that Hola will at least bring some of sea food dishes and not just another burrito, taco and so on.

Lunch at the Trout House was always fun, sitting on the deck enjoying a great salad or burger, or wonderful diner of salmon. We will miss the Trout House and although I know nothing about Hola, I certainly hope they are not just another Mexican Restaurant. I will be checking it out when it opens – if you do let me know what you think.

Many Sunriver Condo owners have heard that financing a condo in Sunriver has become difficult if not impossible. This is only partially true, there are guidelines on condo financing that can lead to issues. Most of these issues the seller has absolutely no control over.

Taking New Listings in Sunriver

The New Year has started and the skiers, boarders and snow lovers have arrived. I cannot tell you the last time I saw the Village at Sunriver so busy with happy vacationers as it was this last week.

Many times home owners in Sunriver are afraid to put their home on the market in the winter. Our stats over the last couple years has proven that Sunriver does sell in the winter. What a perfect time for a second home buyer to buy that loves the winter recreation. We all know that Summer gives us the most rental income, so if you love the winter you buy, enjoy and rent the home out all summer. Works perfectly for many.

What do I do differently? I am all about internet marketing, we all know that the majority of our buyers for Sunriver live elsewhere. They are not aware or do not have access to all the local printed advertising. I find that many of the websites I personally maintain for real estate have a lot of out of area folks surfing them, I believe in belonging to 2 Multiple Listing Services – one here locally so the local agents know your home is on the market, but also the RMLS which is an MLS that covers about 65% of the state. The Hidden Garbage Can and Sunriver Oregon

Have you ever noticed when driving or riding your bike through Sunriver that you never see a trash can on the side of the road. Sunriver Owners Association has put into place rules regarding where and how garbage is stored at each home. The Sunriver area is full of wildlife, including raccoons, deer, an occasional porcupine, each of these can create havoc on an unattended garbage can.

Sunriver has many vacation homes and vacation rental properties there is often a period of time from when the owner or guest leaves to when the Garbage Truck comes through for pick up. Can you imagine what would happen if you set your trash cans out on a Wednesday as you left your home and pick up was not till Tuesday. This is just one of the reasons in Sunriver every home has a trash enclosure, the trash cans are kept in this enclosure.

On Pick up day the trash collector will go to the enclosure and pick up the trash, so making sure your path to the trash enclosure is clear is concern. Sunriver Owners Association has a set of CC&Rs (Conditions, Covenants and Rules) that keep Sunriver as beautiful as it is, there is also a Sunriver Design Manual, which a lot of the details are listed in.

The Pathway to your trash enclosure should be the same material as the driveway or pavers. Your Enclosure should be painted the same color as your home.

Sunriver Oregon has not seen the foreclosure rates that the rest of Central Oregon has. There are some great deals to be found and there are a few foreclosures. Most of the foreclosures in Sunriver today are in the Abbot House Condos. Many of the condos were purchased during a period of time when the Sunriver Mall was owned by Silverstar. People felt that the concept of the mall would increase the value of these condos dramatically. However, Silverstar fell and then these condos were just what they had always been.

The Abbot House Condos are a great place to spend time in Sunriver located right at the Mall makes them very convenient to the Mall, the South Pool and the Lodge.

Salt Creek Falls – Day 7

One of my favorite spots in Central Oregon is Salt Creek Falls. Salt Creek Falls is the second highest waterfall in Oregon. Measuring 268 feet high and averaging 50,000 gallons of water a minute the site is spectacular. Years ago to view the falls you had to park on the side of Highway 58 and hike to the observation point. Today, Salt Creek Falls is a rest stop and snow park with great paved parking, flushing potties and picnic areas.

This park was designed for all ages and abilities. There are paved handicap paths with ramps to take to you to the top of the falls or more rugged paths with old stone and stairs. As you come to the end of the improved area the trail to the bottom of the waterfall is still in place.

No matter what Central Oregon brings to you in the way of weather, Sun Mountain Fun Center in Bend, Oregon is always a hit for the entire family. Today is day 3 of 365 Things to do in Central Oregon. Today, I took 2 of my grandsons to Sun Mountain Fun Center. Although they tend to like the ticket games, I found that there was something for everyone.

The facility is clean, family friendly and offers a lot of great activities, bowling, arcade, snack bar and more. The arcade reminded me of the entrance to a casino and that made me wonder if kids get as excited to play as some adults do. We found the staff to be fun, friendly and helpful.

I would certainly encourage you to visit Sun Mountain Fun Center, we will be back in the spring when the Go Carts run – as another great thing to do in Central Oregon.

Pizza is a sure hit with everyone when traveling, visiting, hanging out around the house or just about any occasion. La Pine, Oregon has a great new little pizza and place called The Pit Stop. The Pit Stop is located on HWY 97, so it is easy for those traveling to stop in.

Our family loves their pizza, but they offer more than pizza. The menu also includes, burgers, sandwiches, soup, salad, chili, wings, fries and more. Second Homes Are More Affordable Than You Think

Remember the day when buying a home in Sunriver seemed impossible? Prices were soaring and multiple offers were the norm, times have changed. Today there are several choices of homes in Sunriver under $300,000 and many more under $400,000. Believe it or not, there are even a few in the very low $200,000 price range.

Although Sunriver, Caldera Springs and Crosswater have a few bank owned properties and short sales they are not as common as they are in the other areas of Central Oregon. Caldera has more land as bank owned and short sales, because the resort is fairly new and lots were purchased just as the market peaked. Many of the buyers during the beginning phases of this great resort purchased on speculation.

If you have been dreaming of a home in Sunriver, Oregon and thought you had been priced out, today you may find that pricing is more affordable than you would think.
