I had a gentleman stop into the office a day or two ago, he had been cruising around The Village at Sunriver.  He had apparently stopped at a couple of different real estate offices, he had flyers, magazines and the like in his hand, he was just looking to see what Prudential NW Properties had that the others did not.  During our conversation he said the strangest thing, he said “it must be nice to work in an area that has not be affected by this real estate crunch.”

I was shocked, with the information I could see in his hand I knew he had talked to at least one or two other agents, I wondered what he had been told, so I asked.  It was tough to explain to him that he had not been give accurate information.  Although Sunriver may not have the higher ratio of bank owned homes or short sales the numbers are there and growing.  Pricing in Sunriver at the peak of the real estate boom was over $300 a square foot, today it is not uncommon to find your larger homes in the $180 a square foot range and smaller square footage is hovering in the $200 a square foot range.

Sunriver is known for the vast amount of outdoor activities available year around and tennis is no exception.  Did you know that Sunriver has 26 tennis courts?  As a homeowner or a guest admission to the tennis courts is free, the general public can play for $20 for an hour and a half session.

With summer approaching reservations are a must for the courts.  This year the courts and the pools will require an owners ID card or a recreational swipe card to enter.  The swipe cards will be available at Tennis Hill.  Sunriver owners you will want to make sure your Owners ID is current so you do not have delays trying to access the tennis courts.  Owners can update their ID online or at the SROA recreation office.

Remember the day when buying a home in Sunriver seemed impossible? Prices were soaring and multiple offers were the norm, times have changed. Today there are several choices of homes in Sunriver under $300,000 and many more under $400,000. Believe it or not, there are even a few in the very low $200,000 price range.

Although Sunriver, Caldera Springs and Crosswater have a few bank owned properties and short sales they are not as common as they are in the other areas of Central Oregon. It seems that I am getting a lot of email inquires regarding the Abbot House Condos.  There are a few of these units that are currently bank owned and a couple that are still in Short Sale status.  One of the questions that seems to be asked time and time again is why are there so many of these units in trouble or going back to the bank?

There is a fairly easy explanation, there is nothing wrong with these units, the units that are currently in short sale or have gone to bank owned seem to be associated with the previous owner of the Village Mall.  Apparently, either investors or speculators thought that if they purchased enough of these units they could incorporate this complex with the mall expansion.  When SilverStar sold the mall before even starting the project, the real estate market fell these owners were caught between a rock and a hard place.  They had purchased the units with the intention of having a great investment.

A couple of these units when the bank took possession were damaged by the company hired to “secure” the property.  There are at least 2 units that have water damage, although they may be repaired by the bank which currently owns them, please be careful if you view these units.  Water damaged units can have weak floors, and mold.
